Photography Licensing
Your non-transferable photography license is granted upon payment in full. Images may be used as you see fit to market your personal business; however, you may not sell, trade, or transfer this license to any third party.
Please delete all copies of images and videos once they are no longer in use. If you require the files again at a later date, we can reissue a usage interest upon request.
Scheduling, Cancellations and Access
Cancellations: Please call at least 24 hours in advance to cancel or reschedule. If we arrive at a property and are unable to shoot, a service fee will be billed.
Property Access: If no entry instructions are provided, we assume a representative will meet us on-site. Otherwise, we require a seven-digit SUPRA CBS or Combo code prior to arrival.
Environment: For the safety of our photographers, the work environment must be free of all physical and chemical hazards.
Utilities: The property must have active power for lighting and functional HVAC. If the power is off or the building is not climate-controlled, we will only photograph the exterior.
Alarms: To avoid liability and insurance issues, we do not enable or disable alarms. Please ensure alarms are deactivated before we arrive. If an alarm is triggered, our photographers will exit the home and wait for police arrival.
Health and Safety
Homeowners and agents are required to notify MLS Images if any household member has been diagnosed with COVID-19 or any infectious illness within 21 days of the service date. Please reschedule if anyone in the household is ill (Flu, COVID-19, etc.). No rescheduling fees are charged for health-related concerns, even if we are already at the door.
To ensure the safety and health of our photographers, we require a work environment free of all physical, chemical, and environmental hazards. You must verify that the home is safe to access and that all utilities are functional; the building must have active power for lighting and operational heat or air conditioning. For the safety of our staff, if the power is off or the building is not climate-controlled, we will only photograph the exterior. Additionally, please ensure the property is clear of any hazardous materials, structural risks, or unrestrained animals prior to our arrival.
Pets, Minors and Property Prep
Pets: For safety and efficiency, we will not photograph areas with unrestrained pets. We are not responsible for pets that leave the premises of their own volition.
Unattended Minors: We will not enter a premises if only an unattended minor is present.
Property Condition: We do not clean or move furniture, valuables, or personal items. In the event that we do move an item, we will not be responsible for returning it to its original position.
Note: If you can’t find your remotes, check under the pillows. If you can't find your toothbrush, check the closet!
Payments and Delivery
We don’t believe in holding your images "ransom." All delivery links are active upon receipt. However, the Licensing Agreement only becomes valid once payment is received.
Prompt Pay Discount: Your invoice reflects a $30 prompt pay discount. This discount expires if payment is not received within 7 days.
Payment Methods: We accept cash or check at the time of service, or electronic payments (Credit Card/EFT) via Stripe.
Security: We use Stripe to ensure your data is handled by industry experts. We prefer to focus on what we do best—taking great photos of your home—while Stripe ensures your transaction is secure.

Arrive 30 minutes before the scheduled shoot and send the homeowners out for coffee.
We reserve 10 minutes to work with you to merchandise the home, however, we assume the home is in ready to shoot condition on arrival. If you feel the home will need staging, and blinds pulled up, dishes put away, arrive before our appointment so the home is ready for us. You must be present if the there is another person at home or if the property is a occupied rental. If we do move things, open blinds or turn on lights we might not return things back to their original location or condition.
If the alarm goes off or there are unattended minors in the home, or other workers on site: We will leave and you will be billed for the shoot.
Verify with your homeowner that no service person will arrive during our shoot we cannot shoot around workers on the property.
In most cases, the maximum time we can wait at your location is 15 minutes before we must start the shoot, we don't want to be late for our next appointment. It's important to know that a delay can affect every booking we have for the rest of the day. If your client isn't ready and we have to wait to take photos, we may charge you if we stay 30 minutes longer than our scheduled shoot. If we come back to shoot the exterior or interior because we weren't able to capture everything, we may charge you a return fee of $99. Call us as soon as you know there is an issue that will impact your shoot or if you have any questions.
Unattended Minors
Be Ready
Post-production processing of your images takes considerable time and resources to make sure you have the best product we can deliver. We work very hard to get your processed images back to you as quickly as possible. You should get your still images, and luxury processing service products are normally deliveryed the same day, floorplans, twilights and video by the next day. Don't hesitate to call us if your delivery has not arrived as expected.
